Defaulting Your Tenant - Property located at:

  Assuming the tenant does not contest this case, we will take a default against your tenant.

When a default is taken, it requires our office to submit a second set of paperwork to the court. The court will review the paperwork
and issue a "Possession Judgment" in 7 to 10 days. After the judgment is issued, we will deliver a "Writ of Possession" to the Sheriff's office. After the Sheriff processes the paperwork, they will post a "5 Day Notice to Vacate" on the tenant's door. Thereafter, they will schedule a lockout at the expiration of the 5 day period.

You or your agent must meet the Sheriff with a locksmith (or anyone who can change the locks). We will give notice of the lockout as soon as we receive the same. For your convenience, we have a locksmith service that can handle this entire task without your
assistance for Los Angeles County. You will be receiving information on this service on a later date.

Once the tenant is evicted you will be receiving information on obtaining the monetary portion of the judgment and information on our collection service. If personal property is left behind feel free to request our "Abandoned Personal Property" forms. In addition, you must account for any security deposit after the tenant vacates and we have a form entitled "Security Deposit Itemization" . Both of these forms are supplied as an accomodation at no charge.
